Simple Tenants Referencing provides private landlords and letting agents with an online referencing service that removes much of the risk from the residential property letting process. Whether you let just one or a portfolio of properties, you must be assured that your prospective tenant is of general good character and standing. Simple Tenants Referencing analyses the personal data held by credit reference agencies alongside enhanced verification checks that are proven to counter applications from unwelcome or risky tenants.
Simple Tenants Referencing is governed by the Data Protection Act therefore the following legal regulations must be adhered to by all users.
- Data supplied by Simple Tenants Referencing is of a sensitive and personal nature. Users must treat data with the utmost confidentiality at all times.
- Distribution of data to another third party is prohibited.
- Simple Tenants Referencing services are only available to property owners, landlords and agents for the purpose of a pre-tenancy risk assessment and decision-making. In addition, prospective tenants wishing to provide landlords with a validation Report prior to a lease/tenancy agreement being completed are eligible to use this service.
- Abuse of Simple Tenants Referencing services will result in the immediate termination of service.
- Users must obtain the applicant's authorisation prior to a Simple Tenants Referencing report being submitted. Failure to gain this authorisation is in breach of the UK Data Protection Act (1998). Simple Tenants Referencing provides this service on the understanding that the requesting user has obtained the applicant's authorisation to make enquiries and consult a credit reference agency.
- The legal disclaimer should be read by the applicant before giving consent to the Report application.
- Simple Tenants Referencing is an information provider. No responsibility or liability is accepted for future applicant behaviour or misrepresentation.
- Simple Tenants Referencing services are provided on the understanding that recommendations relate only to property rental or leasing agreements. Data should not be interpreted as being of relevance to other credit or contract agreements.
- Records of Reports ordered by users are stored for 12 months. Simple Tenants Referencing will make this information available to relevant authority should they request it.
- Simple Tenants Referencing cannot be held responsible for the accuracy of data obtained from external agencies although only audited and reputable data agencies are consulted.
- Simple Tenants Referencing reserves the right to update the RSA database should an application contain data that is relevant to an existing entry or pending investigation.
- Simple Tenants Referencing cannot refund fees where a banker's reference request is declined or unreturned.
- Some banks may charge a fee to reply to reference requests. This fee is payable in addition to the Report fee. The user can decide to cancel the request beforehand should these fees be unacceptable.
- Entries to the RSA database can only be accepted from agents deemed as being acceptable to Simple Tenants Referencing. Simple Tenants Referencing reserves the right to use its discretion as to the eligibility of RSA subscribers.
- Simple Tenants Referencing is not liable for the accuracy of RSA data or its subsequent usage. All entries are evaluated individually prior to database insertion.
- Simple Tenants Referencing reserves the right to withhold data that may breach the Data Protection Act or other UK law.
- Simple Tenants Referencing reserves the right to refuse to provide a service should they suspect system misuse, fraud or other serious activities.
- Modification of online forms is prohibited without the permission of Simple Tenants Referencing.
